Walmart bought 19.61 acres at SW Highway 484 and SW 57th Avenue Road in April 2026, and county site plans show a 170,995 square foot main building, outparcels, and a fuel area. Walmart has not announced the store, an opening date, or a construction start. For Marion Oaks, treat it as a convenience signal, not a price guarantee.
Southwest Marion County keeps adding the kind of retail that changes daily routines. The latest is a planned supercenter on CR 484, just north of Marion Oaks. It is not announced, not permitted, and not under construction yet. But the land is bought and the county paperwork is moving, and that is worth understanding if you buy, sell, or own rentals along the 484 corridor.
What happened
Only In Ocala reported on Oct. 12, with an update this week, what county records show for the site. Here are the key facts from that report.
- The land is bought. Wal-Mart Stores East LP bought 19.61 acres at 5855 SW Highway 484 in April 2026 for $16,513,300, according to the Marion County Property Appraiser. The site sits at the northwest corner of SW Highway 484 and SW 57th Avenue Road, about 3.5 miles west of I-75 Exit 341 by road.
- The site plan has cleared county review. A county major site plan named SW Hwy 484 Super Center passed its third county review on April 16, 2026. It shows a 170,995 square foot main building, a 5,037 square foot liquor store space, and 186,287 square feet of total building area, with 762 parking spaces.
- More is planned around it. The total site is 34.58 acres, with six outparcels of about 1.1 to 1.4 acres each, a separate retail parcel of about 3.1 acres, and an area marked for a future fuel station. A separate plan for a 1,618 square foot convenience store with fuel on a 1.39-acre lot passed its fourth county review on May 7, 2026.
- A waiver is the newest step. In September 2026 the developer asked to delay, for 36 months, a 5-foot landscaping strip next to the outparcels. The county review summary lists it as approved on Oct. 5, and it appeared on the Development Review Committee's Oct. 12 agenda.
- Nothing is announced. Walmart has not announced the store, an opening date, a construction start, or hiring numbers, and as of Oct. 12 the parcel record listed no building permit.
The report also places the project in a wider pattern. Home Depot bought 13.28 acres at 8151 SW Highway 200 in June 2026, and the county approved a Target site plan on SW 80th Avenue in August 2026. The nearest current Walmart Supercenter, at 9570 SW Highway 200, is about 5.9 miles from the CR 484 site. A subdivision called McGinley Landing is under construction directly north of the site.
What it means for buyers
- Price the house you can see, not the store you cannot. A planned supercenter is a reasonable thing to like about a location. It is not a reason to stretch your budget. If a listing leans on "Walmart coming soon," ask for the comparable sales and judge the home on what exists today.
- Think about both sides of convenience. Shorter errands are a plus. More traffic near the 484 and SW 57th Avenue Road intersection is the trade. If you are looking at homes close to the site, drive it at rush hour and on a Saturday.
- New construction nearby gives you options and competition. With a subdivision going up directly north, compare resale homes with builder inventory before you decide. My Marion Oaks new construction guide covers what to check.
- Run the full payment. Freddie Mac's 30-year average held at 7.40% on Oct. 15, with the 15-year at 6.71%. On insurance, Florida regulators counted 136 filings from 48 companies for rate decreases as of Oct. 6, per Newsweek. Use the Ocala mortgage calculator with taxes and insurance, then confirm with a licensed lender and insurance agent.
What it means for sellers
- It is a talking point, not a pricing tool. Buyers and appraisers price from closed sales. Mentioning planned retail in your listing is fine if it is accurate and sourced, but describe it as planned, because Walmart has not announced it.
- Watch your competition, not just the headlines. New homes being built nearby compete with resales for the same buyers. Clean condition, documented updates, and an insurance-ready home (roof age, wind mitigation, four-point) matter more than a future store.
- Get a current number. If you own in Marion Oaks (34473) or nearby and want to know where pricing sits right now, start on my selling page or at sellocalahome.com.
What it means for investors
- Retail anchors bring outparcel activity. Six outparcels, a separate retail parcel, and a fuel site suggest more commercial users could follow if the anchor is built. That is a watch item for commercial investors, not a certainty.
- Rental demand is about the whole package. Tenants weigh rent, condition, and commute first. Nearby shopping can help a listing stand out, but underwrite with current rents, not a future store.
- Track the permit, not the rumor. The clearer signals will be a building permit on the parcel record and an announcement from Walmart. Until then, keep projections conservative and talk with a CPA about how any purchase fits your tax picture.
- Compare ZIP codes side by side. My Ocala ZIP code guide helps you compare the 484 corridor with other parts of Marion County before you commit capital.
What I'd do this week
- Buyers: drive the SW Highway 484 and SW 57th Avenue Road area at peak hours if you are looking at homes nearby.
- Buyers: get a lender pre-approval and an insurance quote so your budget reflects today's 7.40% average and real premiums.
- Sellers: pull the last 90 days of closed sales in your section of Marion Oaks and list nearby builder inventory as competition.
- Sellers: if you mention the planned store in marketing, say "planned" and link the source.
- Investors: set a reminder to check the parcel record for a building permit, and re-run your numbers with current rents and insurance.
Frequently asked questions
Is Walmart building a new store on CR 484 in Ocala?
Walmart has not announced one. Only In Ocala reported that Wal-Mart Stores East LP bought 19.61 acres at 5855 SW Highway 484 in April 2026 and that county site plans for a project called SW Hwy 484 Super Center have passed county review. As of Oct. 12, no building permit was listed on the parcel record.
Where is the planned CR 484 Walmart near Marion Oaks?
The site is at the northwest corner of SW Highway 484 and SW 57th Avenue Road, just north of Marion Oaks and about 3.5 miles west of I-75 Exit 341 by road, according to Only In Ocala. The nearest current Walmart Supercenter is on SW Highway 200, about 5.9 miles away.
When will the CR 484 Walmart open?
There is no announced opening date, construction start, or hiring number. Site plan approvals and a landscaping waiver are steps in the county process, but a building permit and an announcement from Walmart would be the clearer signs that construction is close.
Will a new Walmart raise home values in Marion Oaks?
No one can promise that. Shopping access is one factor buyers weigh, along with price, condition, insurance, and commute. A store that is planned but not built should not be priced into a home today, and nearby new construction also affects resale prices.
Should I wait to buy in Marion Oaks until the Walmart is built?
Waiting has its own costs, including rate changes and price movement you cannot predict. Buy when the payment, the house, and the location work for you as they are today. Run your numbers with a licensed lender and get an insurance quote before you write an offer.
