Longleaf Ridge has four series. Balfour has three. Here is what makes each one different, which fits your budget, and how to lock in a plan before the best lots are gone.

On Top of the World is built by Colen Built Development, the same company behind Melody Preserve and Calesa Township. New construction is active in two distinct neighborhoods: Longleaf Ridge and Balfour (near Candler Hills). Each has its own floor plan lineup, price tier, and HOA structure. This guide walks through all seven series so you can compare them before your first site visit.

The agent registration rule -- read before your first visit

At any Colen Built community, agent registration applies to the first contact with the builder's sales office. If you walk in unrepresented -- even just to browse -- you may lose the right to have your own agent represent you on that transaction. Have your agent registered with the builder before your first visit to the model homes or sales office. This costs you nothing as a buyer; the builder pays the buyer's agent commission.

Longleaf Ridge vs. Balfour: all series compared

Longleaf and Balfour are side by side on the OTOW campus but they are separate HOA communities with different fee structures and amenity benefits. Longleaf Ridge includes lawn care and exterior maintenance in its HOA; Balfour does not. Balfour residents have exclusive access to The Lodge. The floor plan series reflect these differences too -- Balfour starts at a higher price point across the board.

Which series is right for you?

The right series depends on four things: your budget, how much maintenance you want to manage yourself, how much space you need, and whether exclusive amenities like The Lodge matter to you.

If budget is the top priority
Longleaf Carriage or Classic Series. These offer the lowest price of entry in OTOW's new-construction lineup, with the added benefit of lawn care and exterior maintenance included in the HOA.
If you want true lock-and-leave living
Any Longleaf Series. The $496.63/month HOA covers internet, trash, exterior maintenance, and lawn care. You go on vacation and nothing deteriorates while you are away.
If you want a larger lot and more privacy
Balfour Estate or Prestige Series. Balfour tends to have larger lots, more space between homes, and more architectural variety on the exterior.
If exclusive amenities matter
Any Balfour Series. Only Balfour and Candler Hills residents have access to The Lodge, which includes a private pool, ballroom, firepit, and grills.
If you are relocating from a large market home
Longleaf Premier or Estate, or any Balfour Series. These plans offer the square footage that buyers from larger metros expect. The Premier and Estate series avoid the need to size down too aggressively.
If you need to stay under $400k
Longleaf Carriage or Classic Series. Exact pricing depends on lot, elevation, and options, but these are the series most likely to offer homes at or near that threshold in the current market.

Built by the same Colen Built Development team, Melody Preserve is a 55+ gated community about three miles from OTOW. It offers six single-story floor plans across two series -- Classic (Wisteria, Sunflower, Orchid, Ginger) and Cottage (Terra, Oasis) -- starting from $330,990. The HOA is just $55/month. No exterior maintenance included, but the lower HOA and lower entry price make it a strong option for buyers who want a new Colen Built home at a lower overall monthly cost.

Melody Preserve does not share amenities with OTOW. It has its own amenities: pickleball courts, a bark park, a neighborhood trail, and a multi-purpose pavilion. For buyers who do not need OTOW's golf courses and 175+ clubs, Melody Preserve may deliver better value per square foot.

Full custom redesigns are not available -- you select from approved configurations. A buyer's agent can help you understand which options are available for a specific lot and phase before you go to the design center.
Do floor plans at OTOW change over time?
Yes. Colen Built releases new plan configurations and retires older ones periodically. Elevations, option packages, and which series are available in a given phase can change from one release to the next. What was available six months ago may not be available today, and new options may have been added. For current availability, touring with an agent before the builder registers your first visit is the most reliable approach.
