Every OTOW neighborhood -- Longleaf Ridge, Balfour/Candler Hills, core villages, and Crescent Ridge -- has access to the same large amenity campus. The fee difference between neighborhoods reflects what services are managed at the HOA level, not a difference in amenity access (with one exception: The Lodge).

The Lodge is a private amenity venue available exclusively to Balfour and Candler Hills residents. It includes a private pool, ballroom with frequent social events, card room, firepit, and grills. Longleaf Ridge and core village residents do not have access to The Lodge, even though they share every other OTOW amenity venue.
Note: OTOW amenities are exclusive to OTOW residents. Residents cannot use the amenities at Calesa Township or Melody Preserve, which are separate Colen Built communities with separate memberships, even though they share the same developer.

Request the full HOA document package during due diligence: the Declaration, Bylaws, Rules and Regulations, and the most recent meeting minutes. These documents tell you what the HOA can enforce, what is changing, and what disputes (if any) are active.
